ALMA Destination Jeddah, a groundbreaking 3.125 million square meter mixed-use waterfront development in North Jeddah, made its official debut at the Real Estate Future Forum (REFF) in Riyadh on January 26, 2026. The project marks a significant milestone as one of Saudi Arabia’s most comprehensive privately developed waterfront destinations, with primary infrastructure and utilities now completed to plot level.

Strategically positioned along the Red Sea coastline near King Abdulaziz International Airport, the development features a marina-led urban masterplan organized into seven integrated districts and two central islands connected by bridges and navigable sea channels. The project is now transitioning into its vertical development phase, welcoming developers, hospitality operators, and sophisticated investors to participate in creating this transformative destination.

Water-Centered Urban Planning Defines ALMA Destination Jeddah

The masterplan is shaped by interconnected waterways and a newly created 12.5-kilometer waterfront, including a 5.5-kilometer waterfront promenade with navigable canals, bridges, marinas, and public parks. Water serves as the primary organizing element throughout ALMA Destination Jeddah, influencing land use, mobility patterns, views, and lifestyle across all seven districts.

A defining characteristic of the masterplan is that the vast majority of development plots benefit from direct sea-facing or water-fronting views, enabled by the project’s canal and marina-led planning approach. The seven districts comprise marina-oriented mixed-use centers, resort and luxury island districts, canal-front residential neighborhoods, integrated urban parks, and dedicated arts and cultural zones. Developed by Al Thuraya Al Omranya Properties and backed by prominent Saudi businessmen with established track records in real estate development, the project offers fully serviced, masterplan-aligned plots across residential, mixed-use, hospitality, marina, cultural, and entertainment typologies. Development is governed by master-developer-defined architectural vision and design guidelines intended to support long-term asset quality and maintain a unified visual identity.

Connectivity and Environmental Sustainability

Environmental sustainability has been embedded into the project from the outset. Marine and environmental studies informed the canal system design and water circulation strategies. Coral relocation and replanting programs were implemented prior to excavation works to protect sensitive marine ecosystems. The canal network relies on natural tidal flushing without mechanical intervention, supporting long-term water quality and preventing stagnation.
